Philadelphia International Airport Acquires 31.6-Acre Property for Future Growth

Philadelphia International Airport has acquired a large neighboring property that could support future expansion and development.

The airport purchased the 31.6-acre site at 8800 Tinicum Boulevard for $42 million.

The property includes a vacant 441,000-square-foot office building and a large surface parking lot. The transaction equates to approximately $95 per square foot.

Notably, the site sits immediately west of the airport across Interstate 95. Several airport hotels also operate nearby.

Philadelphia’s Department of Aviation completed the acquisition on behalf of the city. However, the purchase did not use taxpayer dollars.

Instead, airport commercial funds financed the transaction. PHL operates as a self-sustaining entity separate from Philadelphia’s general fund.

The acquisition addresses a significant challenge facing the airport. PHL has limited opportunities to expand because infrastructure and waterways surround its existing footprint.

Consequently, adjacent properties can provide valuable flexibility for future airport growth.

For now, PHL has not determined a long-term use for the site. The property could accommodate several potential uses as airport planning continues.

Additionally, the existing surface parking lot provides capacity for approximately 1,285 vehicles.

PNC Bank previously occupied the office building before leaving during the first half of 2024.

Before the airport acquisition, the previous owner considered demolishing the building for an industrial redevelopment. Those plans ultimately did not advance.

The property’s future could now become part of PHL’s broader long-term planning strategy.

As passenger demand and infrastructure needs evolve, controlling nearby land gives the airport more options for future development.

Furthermore, the acquisition removes a sizable adjacent property from potential private redevelopment.

For PHL, the $42 million purchase represents a strategic investment in long-term flexibility. It also creates new possibilities for one of Philadelphia’s most land-constrained transportation assets.
