Philadelphia architecture firm Designblendz is doubling its office footprint with a new 10,000-square-foot lease in Market East.
The firm signed a seven-year lease at the Steele Building at 15-21 South 11th Street.
Designblendz will occupy the top two floors of the five-story building. Additionally, the firm plans to relocate to the property in December.
Currently, Designblendz occupies approximately 4,500 square feet at 4001 Main Street in Manayunk.
The relocation follows a two-year search for new Center City office space. More importantly, the larger footprint will support significant workforce expansion.
Designblendz currently employs 29 people. However, the architecture firm eventually plans to increase its workforce to as many as 60 employees.
Over the next 18 months, the company could add approximately 10 employees. Consequently, the new office provides room for both immediate and long-term growth.
Designblendz will also design its own space, allowing the firm to create a workplace tailored to its operations.
The lease includes two additional five-year extension options. Financial terms were not disclosed.
Notably, the expansion brings another growing office user to Philadelphia’s Market East submarket.
Market East has faced elevated office vacancies as leasing activity shifted toward newer buildings west of Broad Street.
During the second quarter, Market West captured 78% of leasing activity across Center City and University City.
Even so, Designblendz’s commitment demonstrates that growing companies continue finding opportunities elsewhere within Center City.
Furthermore, expanding companies can bring new activity to office districts navigating changing workplace demand.
For Market East, the 10,000-square-foot lease represents a notable win. It also shows how company growth can drive demand for larger, centrally located office space.
