Brandywine Realty Trust has sold a fully leased office building in King of Prussia for $41.5 million.

Harbor Group International acquired the 100,820-square-foot property at 500 North Gulph Road. The sale price equates to approximately $412 per square foot.

UGI Corp. occupies the entire five-story building as its corporate headquarters. The long-term lease provided an attractive investment opportunity for the buyer.

Brandywine originally acquired the property in 1996. Later, the company invested nearly $30 million in renovations completed in 2019.

The modernization included a new conference center, renovated lobby, cafeteria, and restrooms. Additionally, the property features covered parking and electric vehicle charging stations.

CSL Behring initially occupied the renovated building. However, UGI assumed occupancy in 2023 after the pharmaceutical company marketed the space for sublease.

The property is located near King of Prussia Town Center and major transportation corridors, including Interstates 76 and 276 and Routes 202 and 422. As a result, the building offers convenient regional accessibility.

Single-tenant office properties with long-term leases continue attracting institutional investors. Furthermore, stabilized assets in premier suburban markets remain highly desirable despite broader office market challenges.

The transaction reflects continued demand for high-quality office investments backed by strong corporate tenants. It also highlights the lasting appeal of the King of Prussia office market.
