The Pennsylvania Horticultural Society is relocating its longtime Philadelphia headquarters with a new lease at 1900 Market Street.

PHS signed a 16-year lease for approximately 18,000 square feet at the former Philadelphia Stock Exchange building.

The nonprofit will occupy space on the ground floor and within a lower-level atrium.

The move takes PHS just two blocks from its longtime headquarters at 100 North 20th Street.

PHS has operated from that location for approximately three decades.

Currently, the organization occupies 31,000 square feet across three floors.

However, nearly 21,000 square feet is subleased to Big Brothers Big Sisters Independence.

That nonprofit is expected to remain through the existing lease expiration in June 2028.

At 1900 Market Street, PHS will consolidate its operations into a smaller and more cohesive workplace.

The relocation also comes as the organization prepares to celebrate its 200th anniversary next year.

Notably, the 16-year lease represents a significant long-term commitment to Center City.

The transaction also reflects an ongoing shift within Philadelphia’s office market.

Many organizations are prioritizing efficient layouts rather than simply maintaining larger footprints.

As a result, tenants can reduce unnecessary space while investing in workplaces that better support current operations.

Additionally, long-term leases can provide building owners with stability despite changing office space requirements.

Rather than leaving Philadelphia, the organization is reinvesting in a more efficient space within the city’s core.
