Brandywine Realty Trust has completed the sale of Six Tower Bridge in Conshohocken. The transaction reflects the company’s ongoing effort to reposition its office portfolio.

The 116,000-square-foot office building is located at 181 Washington Street. Legend Realty and the Adjmi family acquired the property for $21 million.

The sale price equates to approximately $181 per square foot. Notably, the transaction exceeded the property’s 2024 assessed value by roughly 70%.

Brandywine acquired the building in 2013. Since then, Six Tower Bridge has remained part of the larger Tower Bridge office complex along the Schuylkill River.

The property was approximately 42% leased at the end of 2025. Current tenants include Colliers Engineering and Design, CBC Settlement Funding, and Suvoda.

Meanwhile, the Tower Bridge office complex has experienced several ownership changes in recent years. Consequently, investors continue evaluating opportunities within the established Conshohocken office market.

Originally developed in 1999, Six Tower Bridge helped establish Conshohocken as one of Greater Philadelphia’s premier suburban office markets. Today, the submarket continues attracting investment because of its location, transportation access, and corporate presence.

The sale also aligns with Brandywine’s broader strategy of divesting lower-performing assets. At the same time, the company continues focusing on high-quality properties across its core portfolio.

As office investment activity gradually improves, well-located suburban assets continue attracting buyers seeking long-term value and repositioning opportunities.
