New York Life Relocates to Three Logan Square as Demand for Trophy Offices Continues

New York Life Insurance Co. is relocating a business unit within Center City Philadelphia. As part of the move, the company will reduce its office footprint by nearly half.

The insurer signed a long-term lease for approximately 40,000 square feet at 1717 Arch Street. Specifically, New York Life will occupy the 44th and 45th floors of Three Logan Square.

The relocation is expected during the third quarter of 2027. Currently, the company subleases approximately 82,000 square feet at Two Liberty Place from Cigna.

The group benefit solutions division will relocate to the new space. Consequently, New York Life will consolidate operations into a smaller, more efficient office footprint.

The lease also represents a significant win for Brandywine Realty Trust. The REIT owns the 943,000-square-foot Three Logan Square office tower.

Demand for premier office buildings has remained strong across Center City. In fact, Brandywine recently reported its Philadelphia central business district portfolio is approximately 96% leased.

Meanwhile, Philadelphia’s overall office vacancy rate has remained near 20% for several years. Even so, tenants continue favoring newer, amenity-rich buildings in prime locations.

As availability tightens in the trophy office segment, companies are planning leasing decisions further in advance. Therefore, many tenants are beginning space searches years before existing leases expire.

The transaction reflects an ongoing trend within Philadelphia’s office market. Rather than expanding, many occupiers are optimizing space while prioritizing high-quality office environments.
