nvestor interest in healthcare real estate continues across the Philadelphia suburbs. Most recently, a fully leased office building in Chalfont sold for $12 million.

Phoenix-based Pruthi Properties acquired the 52,622-square-foot property at 1600 Manor Drive from an affiliate of Equus Capital Partners. Located within New Britain Corporate Center, the building combines medical and professional office users under one roof.

Notably, the property was 100% occupied at the time of sale. In addition, all four tenants executed leases within the past two years. Because of that leasing activity, the building maintains an average remaining lease term of 8.7 years.

A key feature of the asset is Bucks County Surgical Suites Highpoint, an outpatient surgical center operating within the property. Furthermore, the facility serves as the second location for the growing healthcare provider.

Healthcare investment activity has remained active throughout Bucks County. Earlier this year, the group’s Warrington location at Stone Manor Medical Office Building changed ownership in a separate investment transaction. As a result, investor confidence in the region’s medical office sector remains evident.

Beyond its healthcare component, the property houses a diverse collection of professional service firms. Tenants include engineering, consulting, healthcare insights, and market research companies. Consequently, the building benefits from a balanced occupancy profile.

From a location standpoint, the property offers convenient access to Routes 202 and 309. Likewise, nearby retail amenities, including the Giant Food-anchored New Britain Village Square, provide additional convenience for tenants and visitors.

Given its full occupancy, long-term lease structure, and healthcare tenancy, the acquisition reflects continued demand for stabilized medical office and professional office assets throughout the Philadelphia region.
