Philadelphia’s office market welcomed a major milestone this week as Chubb officially opened its new headquarters at 2000 Arch Street. The 438,000-square-foot tower reflects the company’s long-term commitment to both the city and in-person collaboration.

By early afternoon Monday, the building’s cafeteria buzzed with activity. Employees gathered for lunch, held conversations with coworkers, and searched for open seating throughout the expansive ninth-floor dining area. The atmosphere highlighted the type of workplace environment company leaders hoped to create.

Chubb’s new 18-story office tower was designed with employee experience in mind. Developed by Parkway Corp., the property will eventually accommodate nearly 3,000 workers.

Unlike many corporations that adopted permanent hybrid schedules, Chubb continues to operate primarily in person. Although some flexibility may exist in select situations, employees generally work from the office five days a week.

As a result, the company focused heavily on creating an appealing workplace destination. Chubb signed a 23-year lease and committed approximately $380 million toward the build-to-suit project.

In addition, the building includes several amenities intended to support employee wellness and engagement. Features include subsidized dining options, outdoor gathering areas, and a modern fitness center.

Beyond the new construction, the project also reinforces Chubb’s longstanding connection to Philadelphia. While the company is now headquartered in Zurich, its history in the city dates back more than two centuries.

In 1792, the Insurance Company of North America was founded at Independence Hall, becoming the first stock insurance organization in the United States. Today, Chubb’s new headquarters continues that legacy while positioning the company for future growth in Philadelphia’s evolving office market.
