The $70 million sale of Centre Square has received court approval, advancing a major redevelopment opportunity in Center City Philadelphia.
U.S. District Court Judge Nitza Quiñones Alejandro approved the sale to affiliates of PMC Property Group and investor Dean Adler.
The transaction involves the 1.76 million-square-foot Centre Square complex at 1500 Market Street. The two office towers are currently mostly vacant.
Under the court order, the transaction must close by Oct. 16. The approval follows nearly four years of uncertainty surrounding the property.
Centre Square has been involved in foreclosure proceedings since January 2023. PMC and Adler entered an agreement to acquire the complex in May.
Now, the developers can move closer to their proposed transformation of the property. Plans envision a mix of residential, hospitality, and office uses.
The redevelopment could significantly change one of Philadelphia’s most prominent office properties. Furthermore, its location creates an opportunity to influence the surrounding Market West corridor.
Centre Square sits directly across from Philadelphia City Hall. It also serves as a gateway to the city’s traditional central business district.
Meanwhile, several Center City office properties are being considered for conversions and alternative uses. Changing workplace patterns have created opportunities to reposition older or underutilized buildings.
Mixed-use redevelopment could also introduce more residents and visitors to traditionally office-focused sections of Center City. Consequently, these projects may support nearby restaurants, retailers, and other businesses.
The court approval represents a significant milestone for Centre Square after years of financial and ownership uncertainty. Next, attention will shift toward the October closing and the developers’ plans for the landmark property.
