
The owners of 2000 Market Street have secured $50 million in financing to support additional investment in the Center City office building.
The financing will fund tenant improvements and property upgrades at the 665,000-square-foot building. Moreover, the investment follows a period of growing leasing activity.
CSB Holdings and Tide Realty Capital acquired 2000 Market Street for $45.5 million in August 2025.
At the time, the 29-story office building was approximately 67% leased. However, the owners committed to maintaining its office use and increasing occupancy.
Since then, occupancy has climbed to approximately 75%.
The ownership group has also signed 65,000 square feet of net new leases since completing the acquisition.
Furthermore, new leases and renewals have generated 14 transactions totaling approximately 154,000 square feet. Only one 1,900-square-foot tenant has left the property.
The leasing activity provides additional momentum as ownership begins investing the new financing into the building.
Tenant improvements can help companies customize offices around changing workplace needs. Meanwhile, broader property upgrades can strengthen a building’s position within a competitive leasing environment.
